Comprehensive Fan Coil Maintenance/ Dryer vents cleaning.

The following will list the terms and conditions for the project.

Scope of work to be divided in to 2 categories:

1: Comprehensive Fan Coil Maintenance (Spring/Summer)

• Check the thermostat and ensure the unit is working properly.
• Check unit for vibration
• Disassemble exterior and interior panel
• Vacuum condensate pan, removing debris and sludge
• Flush the condensation pan with Hot Water to ensure proper water flow & and a clean drainage system
• Check unit for any mold/mildew growth
• Spray interior of unit with anti-bacterial disinfectant (Benefect)which Kills 99.99% of bacteria and controls Mold growth
• Ensure water is flowing into condensate pan without disruptions
• Replace air filter – installation of a wire framed filter included
• Vacuum and reassemble the interior and exterior panels
• Cleanup work area leaving suite in a clean state as before entry
• Perform final inspection of unit report and submit to management 

2: Dryer Exhaust Vent Cleaning:

• Check the operation of the dryer.
• Air wash and Vacuum the inside lint trap of dryer and the dryer door.
• Retrieve all lint materials and dust from inside the exhaust duct to the outside wall utilizing a high powered HEPA filtered vacuum and high-pressured reverse skipper ball. 
• Air wash and vacuum in ceiling lint trap.
• Air wash and vacuum booster fan
• Start machine and check operation of the dryer.
• Provide a condition report in writing to the Management (loose fittings, parts that require replacement, etc.)
